Joe GiannottiVacation Rental Photography

By Joe Giannotti · Tampa, Florida

Every shoot I do is scheduled the same way: I arrive about four hours before sunset and leave about an hour after. That window isn't a preference — it's the whole strategy.

The first hours cover interiors, while there's still strong-but-softening daylight coming through the windows. Shot right, the rooms feel bright and the windows keep their view instead of blowing out to white — which is exactly what a phone camera can't do.

Then golden hour hits the exteriors: warm, low, directional light that makes stucco, sand, and water look like the Florida in people's heads. This is when the pool deck, the porch, and the walk to the beach get photographed.

And then the money shot: blue hour. Sky going cobalt, every interior light glowing, pool lit. On a listing page full of noon-flat thumbnails, a twilight exterior reads instantly as professional — it's the single most scroll-stopping photo a rental can have. On Florida's west coast, where the sun sets over the water, it borders on unfair.

That's also why I don't shoot mornings or split the session: chasing one continuous arc of light from bright interiors to glowing twilight gets a property's best day into one shoot.

Quick answers

What is the best time of day to photograph a vacation rental?
The late-afternoon-to-twilight window. Interiors are shot first in soft daylight, exteriors in golden hour, and the signature shots at blue hour when interior lights glow against a deep-blue sky.

What is a twilight photo and why does it matter?
A twilight (blue-hour) photo is taken just after sunset with all the lights of the property switched on. It stands out sharply against typical midday listing photos and is widely considered the most attention-grabbing image a rental listing can have.

How long does a vacation rental photo shoot take?
About four to five hours — from roughly four hours before sunset until about an hour after, covering interiors, golden-hour exteriors, and twilight shots in one continuous session.
